Q: What is a Model Report, and where can I find it?

A: With the 2011 Assessments now being published, it is important that residents become familiar with the Model Reports. Model Reports are a table of information showing each Sun City residence sorted by township, model type, size of assessment, and including information about building square footage, number of fireplaces, number of bathrooms, and other features affecting the assessment. Model Reports can be accessed via computer at www.suncpac.org and in paper copy in the Reading Room in Prairie Lodge. Also, this year, SunCPAC plans to have a table in the hallway of Prairie Lodge staffed with SunCPAC members who will be able to print out a copy of the appropriate Model Report data upon request.

Q: How do I use a Model Report?

A: The information contained in a Model Report is organized in descending order of total assessment for each model in each township. The information included [noted above] can be used to compare the assessed value of each home to those of similar models to determine if the features are the same or a reason for a differing assessment. With just thirty days in which to file an appeal, the ability to compare homes can help greatly in the decision to file or not.
