Provena Building now Huntley Executive Center

HUNTLEY – Remember the Provena Building on Regency Square Parkway? Forget it. It’s now the Huntley Executive Center.

If you’ve traveled on the parkway lately, you may have noticed some changes taking place. Landscaping is being spruced up, dead trees are being removed, and the entrance area and front of the parking lot have been upgraded. This is just the beginning.

Located at 12167 Regency Parkway, this building is emerging from receivership and has been purchased by Janko Realty and Development Co., headquartered in Deerfield. Janko is one of the major commercial and residential developers and property management firms in the Chicago area. Its acquisition of this two-story, 35,000-square foot structure situated next to the Heartland Bank is part of Janko’s westward expansion into new markets.

This property’s former owner was Centerville Properties, which sank into bankruptcy in the 2008 real estate recession. But a major makeover is well underway, and the future looks bright, according to two of the remaining tenants and a top executive of Janko.

“We are not leaving, a lot of good things are happening here,” said Sheldon Clark, financial advisor with Edward Jones Investments. “We have been here 10 years, and we’ve survived tough times and seen bad and good management. We’re very delighted with what Janko is doing here. New tenants are being attracted. We believe Janko will lease the building out.”

The building is currently about 50% occupied, with eight existing tenants and at least one new medical organization, a cardiovascular team of three physicians, coming soon. The doctors will take up the space formerly occupied by Kaye Eye Care, which moved to nearby Farm Hill Place in order to acquire more space for its growing business. Other Huntley Executive Center tenants that have stuck the tough times out and remain include Bay Hill Dental, Elgin Neurology, Vitas Innovative Hospice Care, PCL Alverno Laboratory, Advanced Foot and Ankle Specialists, and Oaklund Medical Group.

“I also am optimistic about Janko and what they’re doing here,” said Dr. Chad Binger, a chiropractor who has occupied about 1,300 square feet in the building for 10 years. “They have negotiated a very fair lease arrangement with me, and they are upgrading virtually all important parts of the facility.”

Janko is repainting much of the building’s interior, planning to renovate the atrium-style entrance, updating HVAC systems, and planning to resurface and re-stripe the parking lot.

“This location is ideal for us,” said Justin Dickinson, associate director of Janko. ”It is central to our other facilities in the area, and the community has been very welcoming to us.”

Dickinson also has joined the Huntley Chamber of Commerce as an executive member, and has connected with Sun City by contacting Lauren Lee, Sun City’s executive director. “She helped us create an online survey that is asking residents to tell us what they want in this building,” he said. “Our location so close to Sun City gives us an ideal entry into the Huntley community.”

Dickinson also said new signage will not only clearly identify the new name of the building, but it will also direct customers and patients to specific locations within the building.

This Provena-to-Huntley Executive Center transition is the latest development in the commercial expansion of the Regency Square-Princeton Drive area on Sun City’s eastern boundary. This area is now home to about 35 retail business and medical and scientific enterprises, many of which provide services and activities to senior citizens. This area will be further enhanced in 2015 and 2016 when Alden brings a multi-functional senior-related development that will include independent living, assisted living, and nursing and memory care facilities and services directly across the roadway from Huntley Executive Center.
